Boston’s rental market offers a wide range of pricing depending on location, but few neighborhoods consistently rank among the most expensive like the South End. Known for its historic brownstones, prime location, and vibrant lifestyle, the South End commands premium rents across nearly every unit type.

South End Studio Apartments: Upper Tier Pricing

South End studio apartments average $2,475, placing them in the upper tier of Boston neighborhoods. While slightly more expensive than Boston’s average studio price ($2,343), South End ranks 7th out of 21 neighborhoods in Boston for studios and may be the best deal across all unit sizes for South End.  

Compared to other prime rental markets in Boston, South End looks attractive for studio renters:

  • Downtown $2,990

  • North End: $2,757

  • Symphony: $2,562

South End studio apartment pricing can be closely compared to Back Bay ($2,502) and South Boston ($2,471).  

Takeaway: South End studios may be the best deal among all unit sizes for renters.  

South End 1-Bedroom Apartments: Among the Most Expensive

At $3,054, South End one-bedroom apartments rank 3rd highest among all neighborhoods in Boston.  South End 1 bedrooms cost $322 more or 12% higher than Boston’s city-wide 1 bedroom average ($2,732)

Comparable pricing:

  • Fenway: $3,005

  • Downtown: $2,935

  • West End: $3,017

This puts South End firmly in line with Boston’s most expensive rental markets. Others with similar 1-bedroom pricing include Symphony ($3,042) and Back Bay ($3,175), which is the most expensive neighborhood in Boston for one-beds.  

Takeaway: Renting a one-bedroom in the South End means paying near top-of-market prices.

South End 2-Bedroom Apartments: Premium Territory

South End two-bedroom apartments average $4,095, ranking 3rd among all neighborhoods across Boston. Renting a 2-bedroom in South End is about 20% higher than the city-wide average for that unit size.  

Compared to other premium rental markets, South End stands out in the 2-bedroom category:

  • Symphony: $3,888

  • Downtown: $3,874

  • Fenway: $3,827

The only two neighborhoods with more expensive average rent pricing for 2 bedrooms are Back Bay ($4,258) and the West End ($4,175).  

Takeaway: Two-bedroom units in the South End are priced at a significant premium, especially for location-driven renters.

South End 3-Bedroom Apartments: Consistently High-End

At $5,168, 3 bedroom apartments in South End rank as the 3rd most expensive in all of Boston.  Renting a 3 bedroom in South End would cost +27% more or $1,106 per month on average than it would in all of Boston.  

Compared to other prime rental markets close to South End, you can see that 3 bedroom pricing falls in the middle in the South End.

  • Back Bay: $5,739

  • Symphony: $5,127

  • Fenway: $4,792

Only Downtown Boston ($5,479) and Back Bay ($5,739) boast larger 3 bedroom average rents than the South End.  

Takeaway: Larger units in the South End continue to command strong pricing due to limited supply and high demand.

South End 4-Bedroom Apartments: Top-Tier Pricing

The average four-bedroom apartment in the South End is a whopping $6,338.  That ranks 5th among all Boston neighborhoods for four bedroom pricing and is 28% higher than Boston’s city-wide four-bed average.  

Compared to nearby neighborhoods, you can see that it’s not just the South End that commands high prices for larger unit sizes, thanks in most part to high demand and lower supply of these unit types. 

  • Fenway: $6,398

  • Mission Hill: $5,928

  • Symphony: $6,441

Takeaway: The price gap widens as unit size increases, reinforcing South End’s luxury positioning and tight supply of larger apartment units. 

South End 5-Bedroom Apartments: Among Boston’s Most Expensive

At $8,000, the average rent price for South End five-bedroom apartments rank 3rd highest among all Boston neighborhoods.  Compared to Boston’s average 5 bedroom rent of $6,326, 5 bedrooms in the South End are $1,674 more expensive monthly.  

Compared to other nearby neighborhoods, 5 bedrooms are in line with what renters are seeing elsewhere:

  • Fenway: $7,450

  • Symphony: $8,484

  • Mission Hill: $7,332

Only Symphony ($8,484) and Back Bay ($15,550) have higher average rent prices for 5 bedroom units compared to the South End. 

Takeaway: South End remains one of the most expensive places in Boston for large shared apartments.

Final Thoughts

Across every unit type, from studios to five-bedrooms, the South End consistently ranks in the top tier of Boston rental pricing.

But with those higher prices comes a distinct value proposition:
